Why MODULAR?
‘Modular’ housing simply means making houses in parts – ‘modules’ – in an offsite production facility rather than building brick by brick on a building site.
Each ‘module’ is finished as much as possible inside and out – including all fixtures and finishes (right down to door handles screwed on).
The modules are then delivered by HGV and the housing is assembled on site using a crane.

Each new Smile Plus House comes with a year no-quibble support, a 10 year guarantee and a 50 year structural warranty. Your house is handcrafted in a state of art production facility before being delivered to your site. Only after extensive checking and approval by an independent quantity surveyor is your Smile Plus House certified as.

Pick a Place
The easiest way to buy land is to purchase a "golden place" plot like those in major city as Bangkok, New York, Hong Kong, London and etc.
We also recommend you to find a place by using your local estate agent and auctioneers when searching. Another solution is to buy a house that can be demolished.
Choose your Smile Plus House
You've seen our homes online. The next step is to take a trip to our show home in the particular cities as we deal so you can select your new home type.
An Smile Plus House representative will give you a tour and discuss your options such as preferred house type, materials, finishes and extras. They will provide advice on price, payment, getting your plot ready, timings and what to do next.
Apply for planning
Once you have chosen your house and found your plot, the next step is to get the necessary permissions. You will need to submit for planning permission with the local authority where your plot is based.
We can provide you with planning application information, drawing, guidance and will introduce you to specialist consultants who are experts at achieving planning approval.
Start construction
Normally, three months after you planning application, you will, hopefully, receive permission. Once this is received then we will start the construction of your home.
Our team of experts and craftspeople will, over a twelve to sixteen week period, lovingly assembly your new house whilst constantly checking and testing as we go to ensure it is of the highest quality.
Prepare your plot
Whilst your new home is being constructed in our production facility, it's time to prepare your building plot. This may mean demolition and putting in necessary services like drains and electricity.
Before your home can be delivered and completed, the groundworks and foundations will need to be finished and checked by us. We can do all of this for you or we can work with your building team.
Move in
Your home is ready to be completed and the plot is ready to receive it. So it's time for the final step. From delivery of your Home to moving in takes no more than seven to ten days. In that time we make sure everything is connected and perfect, all the utilities like power and water are working and all the legal paperwork and approvals have been completed.
Then it's time to move in and start life in your Smile Plus House.
